Nivalis Nights Apartments: The 11 Official Homes

You can furnish any apartment you rent however you like — paintings, lights, furniture — and some of them come with balconies and terraces. The game itself names exactly eleven residences, and just four of the nine apartment addresses are held by fewer than 1.4% of players. What nobody has is the 620-item catalogue: that number came from a devlog explaining an engineering problem, and no official list of the pieces, their prices, or the shops that sell them has ever been published.

What decorating is officially described as

505 gave apartment decoration its own question in the publisher FAQ thread, and the answer is the whole official specification:

"We get it. Aesthetics are important. You can furnish your apartments however you'd like, with paintings, lights, furniture and more. Some apartments also include balconies and terraces with breathtaking views of the city and its inhabitants." Official source: Nivalis Nights | How to / FAQs (2026)

The store page has one decorating bullet — "Decorate your home(s) or customize others for friends" — and the 29 September launch announcement promises you can "buy and customise the residence of your neon-futuristic dreams."

What none of it says is what a home does. The FAQ sells it as a place to be, not a system: "spend the time in your apartment and watch the world go by." No official source claims a home improves a stat, unlocks a recipe, raises a review score, or changes a venue. It is the one part of the game where customization is the entire point, which is the opposite of the avatar you do not get.

This is a lifestyle system, not a build

505 has never published a bonus tied to a decorated home. If a guide tells you a well-furnished apartment pays out more, ask for the achievement or devlog line that proves it — none exists.

Homes and venues are two different decorating surfaces

The August 2025 community blog, the only devlog 505 ever devoted to housing, keeps homes and venues deliberately separate: in apartments "just like in venues" you place "a wide variety of furniture and decorations." The achievement list does too. Two decorating achievements are about venues, not homes: "Pictures on the wall!" at 4.9% ("Put a picture on the wall in one of your venues") and "Umbrella Corp" at 3.5%, which asks you to place an umbrella so more customers survive the rain. That is shop dressing, and it feeds the business and money loop rather than the home one.

Client commissions are the paid half

The 31 March 2026 community Q&A files decoration under "other activities" and then monetises it immediately: "It's not just about your restaurants, but also your apartments, or even decorating spaces for clients who are willing to pay for it."

Two achievements bracket that job, and both are on Steam's 0.1% floor — "Home Makeover" ("Design the interior of an apartment for a client.") and "Certified Decorator" ("Stage 5 apartments for various clients.").

"Stage 5" is the only official number in the commission system, and it reveals the shape: five stages, and the certificate needs five different clients, so this is a repeated job, not a single favour. The August 2025 blog gives the constraint — "you'll be asked to follow their instructions, furnishing according to their taste and meeting specific requirements to leave your client satisfied." Requirement types, payout, and how clients are found are all unpublished.

The eleven residences the game names

These are the only individual homes 505 has ever named, and they come from the game's own achievement list rather than any guide. Rates were read off Steam's global stats page at 15:16 UTC on 30 September 2026, day two after launch, and they move every hour.

Rarity is a progression signal, not a quality ranking

Nothing in the achievement wording, the devlogs or the store page labels any home as better than another. Two addresses are simply on most players' path early (30.2% and 9.6%), then the curve falls off a cliff to 3.6% and below — that is side-progression gating, and it is also why none of the descriptions say how you obtain the home. The two Calypso Island entries are the structural exception: they are the only residences the game does not call apartments, and they match the top rung of the housing ladder 505 described — "a minimal studio apartment to a cozy loft, or even a beautiful standalone house on Calypso Island." Building names place the others by inference only (Stacks Unit 1804-C implies The Stacks, Zenith and Mahogany Spire imply the Spire); 505 has published no address-to-district mapping, so treat that as reading the names, not as fact. What the number 620 actually tells you

The 620 came from the May 2026 optimisation devlog, inside a sentence about interface design: the game's content "includes over 240 ingredients, 190 meals, 100 quests, and 620 furniture items," which "presents significant demands for both performance and readability." It is a scope figure quoted to justify 40+ UI windows, not a catalogue. There is no item list, no unlock condition per piece, no price list, and no vendor name. The same devlog notes a "significant round of furniture asset polishing" and that more than 10,000 objects like tables, chairs and dishes hold world state, so the city remembers how you left it — redecorating will not break your progress. If something does go wrong it is a save problem, not a decorating one: stuck and save issues.

Where furniture comes from

Furniture is sold by the same vendor system as food, and 505 names no shop. The Q&A says "Across the different districts, you'll find all kinds of vendors offering a wide range of goods, from cooking ingredients to furniture." The August 2025 blog adds that each vendor has "a unique assortment of furniture and accessories," distinguished by materials. Some homes "come with basic furnishing" from the start, and homes count as their own inventory alongside your personal one, kitchens and greenhouses. The vendor and sourcing page documents that system; for furniture, 505 has published nothing beyond "different vendors."

What is still unconfirmed

  • No grid, snap, collision, or wall-mounting rules. Nothing official, so every "best layout" is community invention.
  • No names, prices or unlock conditions for any of the 620 items.
  • No published list of which apartments have balconies or terraces — the FAQ says only "some."
  • No client payment figure, requirement list, or client roster.
  • No confirmation that furniture can be sold, moved between homes, or bought before you rent.
  • No patch notes have shipped since the 29 September launch build, so any of the above could change without notice.

FAQ

Can you decorate apartments in Nivalis Nights? Yes, freely. The publisher FAQ says you can furnish them "however you'd like, with paintings, lights, furniture and more."

How many apartments can you own? 505's earliest answer, from the May 2024 community blog, is "more than ten apartments" you can decorate. The March 2026 Q&A adds that you buy "apartments and standalone houses across different districts of the city, each with its own style." Eleven are named in achievements; the real count is unpublished.

Is there a list of all 620 furniture items? No. The number is a content-volume figure from a devlog. No official catalogue, prices, or unlock conditions exist.

Which apartment is the best one? 505 ranks none of them. The only official hierarchy is size: studio, loft, standalone house on Calypso Island. The two Calypso villas are the only entries not called apartments.

Does decorating your home help gameplay? No official source says so. The commissions are the only documented income from decorating, and they pay for other people's homes.
